I was so happy with the performance of Grupeer during the month of January that I decided to increase my investment in this platform. So yesterday I made a contribution of + € 1,101.87 which I invested in development projects, with an interest rate of 14%. It’s not bad at all! I have some loans purchased at Grupeer at 15%, bought when I started investing in the summer of 2018, but I also have other more recent loans at 13%, so a return of 14% seems more than interesting to me.

The 2 development projects in which I have invested, both with buyback guarantee, are:

1.) Development Project in Minsk

There is an agreement that SIA Primo Invest issues a loan to experienced development company under investment contract dated 21/12/2018 to finance the development project in Minsk, Belarus. Money will be used to finance building of a mixed-use building, that will have offices starting from 24 sq. m for future sale or rent. The building is a perfect location for cafes and restaurants on the first floor, starting from 55sq. m with separate entrances. Total area of the building 5400 m2. The building will have fitness center, where office workers can exercise after work.

The location of the building is very attractive- located near all main highways of Minsk, 2 minutes walking distance from “Green City” shopping center and from the underground station “Kamennaya Gorka”.

The collateral of loan are current and future assets of the borrower, including the building.

2.) Development Project PROMENADA, final stage

Primo Invest, has provided financing to an MBF Development to finalize the internal works under general investment agreement, for a total of EUR 3 100 000. The final tranche will go towards interior design, which will include the purchase of all furniture for 44 luxury apartments with 3 different design options- prestige, classical and premium. The development project will have residential and commercial parts. Commercial part is already leased to renowned apartments hotel and to banks.

With these new loan purchases, I estimate I will get an extra €13.20 per month from Grupeer, reaching a total of approximately €43 of passive income every month.
